I cover the five counties of South Central Missouri, known as the Ozark Mountain Region of Missouri. The land changes sometimes dramatically across this region. There are areas of gently rolling hills, and areas of steep ravines. Ridges is a more apt description, they can be shallow, or steep. Some you can climb to the top of and find hundreds of acres of green hayfields. The streams and wet weather creeks run at the bottom of the ridges, some fed by springs that are common throughout the area. When it rains the waterways swell to torrents, but usually go back down within a few hours.
A common question people ask is how much does land go for? Because the land is so diverse, there is no straight answer to that question. The land further to the North typically has a thicker soil layer, and gets thinner and more rocky as you travel South. But it isn't a stead fast rule. I have been on ridgetop hayfields that could grow row crops, soil as deep as bottom land. Here, you just have to go look at it. Could be a combination of all of the above on a single 40 acre parcel.
I represent both Sellers and Buyers, details on those pages. If you are interested I can set up your search criteria in the Southern Missouri Regional MLS System so that when an agent posts a property that meets that criteria, the system will send it to you instantly. You will be one of the first to see it. I also work with a network of amazing agents from all over Missouri, and would be happy to refer you to one if you are looking outside South Central Missouri.
I broker Homes, Farms and Land. I create Soil Surveys, Topographical Maps, and Google Satellite Images with property history, when you need additional information not offered by the listing agent on a property.
